Price : $148,000.00 Cash Location : Bloomfield, Dawson County, Montana Property Size : 307 Acres Utilities : No Water, Yes Electricity Sewer : No Sewer, No Septic Roads : Yes, Paved Zoned : None Dawson County Tax Assessors ID : RDD715 View : Yes, view property Topography of Land: Upslope Land for sale Description : ::: SOLD ::: Approximately 307 Acres—one mile east and west by ½ mile north and south 200 Acres tilled 100 Acres native grass $148,000 Paved State Highway 254 on west border Electricity and telephone run past the west side along the highway This is approximately on half section of land with a lot of character. It is comprised of high ridges of native grasses and forbs as well as flat meadows which are tilled. Currently this is home for a herd of antelope. One also will find upland birds and white tail deer as well as all the small animals such as fox, coyote, and jackrabbit. The numbers of all of the animals could be greatly increased with a wild life program, if the purchaser wishes. This tilled land has many options depending on the wishes of the purchaser. 1. I will work with the new owner to develop a wild life enhancement program of grasses and forbs which will promote additional wildlife. 2. Portions of the tilled land could be planted to grasses for additional grazing for horses or other livestock. 3. I will agree to rent the 200 acres of tilled ground for agricultural purposes for $5000 per year. 4. The tilled land also provides an opportunity for “gentleman farming” if the purchaser has always dreamed of tilling the soil and raising crops. 5. Some combination of all of these could be arranged. This farm is a Conservation Security Program (CSP) farm. Page 42 of the CSP handbook defines the CSP program as "a voluntary program that has a unique role among USDA conservation programs. CSP identifies and rewards the nation's premier farm and ranch land conservationists who meet the highest standards of conservation environmental management." Of over 700 farmers in Dawson county, there are only 25 CSP farmers. The CSP program is in recognition of our dedication to the conservation of the soil. The paved highway on the west side of this land gives the purchaser a guaranteed access from the western half mile border. Just a short distance off this highway to the east one could have a building site which would give one almost total isolation from view. You really could feel all alone, yet have a very easy access. This property provides sensational views from many angles. Some views are for as many as 15 miles in one direction without seeing any other people. Building in this part of Montana is very easy as no permitting is required. One is simply free to get a contractor and go to work doing what ever you want. Most water wells are a few thousand dollars, as are most sewers. This is a wonderful place to fulfill your dreams without interference. The small town of Bloomfield, with a two room elementary school, a post office, a service station and a population of seven is four miles south on highway 254. Another 30 miles past Bloomfield is the county seat of Glendive—a town of approximately 5000 with all the needed services Trades : No Outstanding Loans : Free and Clear Owner Will Carry Loan: No
